TECHNICAL CHARACTERISTICS OF THE DESIGN

DETAILED SPECIFICATION OF MATERIALS FOR LAYERS

External "pie" of the wall (from the street to the room):

1. Exterior cladding (optional) : Option A : 0.5 mm metal standing seam, galvanized + RAL 6020 polymer coating, maximum durability, zero maintenance.  Option B : Heat-treated Belgian batten 35×145 mm tongue-and-groove – premium aesthetics + 30+ years of durability.  Option C : Combination: facade – 35 mm thermal rail, side/rear walls – metal standing seam – optimal price/quality ratio.
2. Ventilated gap : 20–30 mm (20×40 mm batten) – condensate drainage, extending the life of the insulation
3. Hydrovitrostoplast : Diffusion membrane 150 g/m², vapor permeability ≥1500 g/m²/24h — protection of the insulation from moisture from the outside, removal of vapor from the structure
4. Frame : Pine timber 100×40 mm, humidity 12–14%, water-based bioprotection – stable geometry, no deformation after installation
5. Insulation : Basalt mineral wool, density 35–45 kg/m³, thickness 100 mm — non-combustible (class NG), vapor-permeable, thermal conductivity coefficient λ=0.037 W/m K
6. Vapor barrier : Reinforced polyethylene film 200 g/m², with joints sealed with special tape - protection of the insulation from internal moisture.
7. Interior paneling : Common area : Thermally modified pine logs, imitation timber, 20×145 mm, tongue and groove joints — moisture resistance, natural texture.  Steam room : Extra-class linden paneling, 16×95 mm, tongue and groove joints, humidity 8–10% — low thermal conductivity (0.11 W/m K), hypoallergenic, pleasant aroma.

Floor structure (layer by layer):

1. Load-bearing joists : Pine beam 100×40 mm, 400 mm pitch, bioprotection
2. Subfloor : OSB-3 18 mm or CSP 12 mm (moisture-resistant) - a stable base for the finishing coating.
3. Waterproofing : Coating or roll waterproofing in “wet” areas (shower, toilet)
4. Warm floor system : Electric heating mat, power 150 W/m², thermostat – comfort all year round (not in the steam room)
5. Clean finish : Ceramica Deseo Foxwood porcelain stoneware, 20×65 cm, wood imitation, R11 anti-slip coating – aesthetics + practicality + durability

Roofing "pie" (single-slope roof):

1. Coating : Profiled sheeting C-21, galvanized + polymer coating, color RAL 6020, thickness 0.5 mm.
2. Lathing : Board 25×100 mm, step 300 mm.
3. Grille 20×40 mm for ventilation gap.
4. Waterproofing : Diffusion membrane 150 g/m²
5. Insulation : 100 mm mineral wool (optional for year-round use)
6. Vapor barrier : Film 200 g/m² with sealed joints.
7. Ceiling lining : Thermally treated pine or linden paneling (in the steam room)

Option 1: A turnkey ready-made bathhouse (factory assembly)

For whom : Facilities with good access for special vehicles (road width ≥3.5 m, driveway height ≥3.2 m), urgent project launch

• Transport: Specialized trailer or low-bed trailer.
• Cargo dimensions: 8.2×3.7×3.2 m (including packaging)
• Weight: ~3.2–3.8 t (depending on configuration)
• Unloading: Crane or manipulator with a lifting capacity of ≥4 t

Option 2: House kit for assembly on site (delivery disassembled)

For whom : Remote locations (Carpathians, Polesia, coastlines), areas without access for large-sized cargo, export to the USA/Canada by container

What is included in the house kit :

• Frame : Disassembled into modules with markings (walls, corner posts, upper/lower trim), assembly instructions with drawings
• Sheathing : Exterior and interior sheathing panels with numbering, spare parts (+3–5%)
• Insulation : Rolls of mineral wool, vapor and waterproofing in individual packaging
• Floors : Logs, OSB/CSP, porcelain tiles (in pallets), underfloor heating system in boxes
• Roofing materials : Corrugated sheets, sheathing, fasteners, selected elements (cornice, ridge, gutter)
• Windows and doors : Individually packaged with glass protection, fittings separately
• Engineering systems : Electrical wiring in corrugated tubing with markings, plumbing units, ventilation elements
• Fastening : A complete set of screws, nails, brackets, corners - with a 10% reserve
• Documentation : Detailed assembly instructions in Ukrainian/English, electrical and plumbing diagrams, video guide available via QR code

Requirements for an independent collection :

• Qualifications: A team of 2-3 people with experience in frame construction
• Tools: Screwdriver, level, angle grinder (for cutting metal), drill, mounting gun
• Assembly time: 3–5 days for an experienced team, 7–10 days for beginners under the supervision of our technologist (remotely)
• Quality Control: A final inspection by our specialist (optional, for an additional fee) ensures the warranty is maintained.
